Property with sitting tenants are not for every investor as you do not get vacant possession of the property or choose the tenants as the existing tenants moved into the property before 15th January 1989 and have a legal right to remain in the property for the rest of their lives under the 1977 Rent Act.
It's difficult to get a mortgage on a property occupied with a sitting tenant, also known as protected tenants and regulated tenants so you would need to be a cash buyer.
