If your tenant moved into the property between 15th January 1989 and 27 February 1997, they will be an assured tenant unless as a landlord you gave them a notice advising them the tenancy was an assured shorthold tenancy.
Your assured tenant has a legal right to live in the property until they die and can pass the tenancy to their spouse. However, if they themselves were a successor this is not possible as only one statutory succession is permitted.
As a landlord you are responsible for keeping the exterior in good repair including the roof, guttering, walls, windows and doors. You are also required (if applicable) to have a valid gas safety certificate and any furniture you might have provided will need to be fire resistant.
